If you're selling a home in St. George, Hurricane or Ivins, Washington County MLS is the local system agents use to find properties for their buyers. Southern Utah has its own real estate market, with many relocating retirees, seasonal owners and out-of-state buyers, and its own MLS run by the Washington County Board of REALTORS. Homeowners can't sign up and post a listing there themselves; a property gets into the MLS through a licensed, participating brokerage.
UtahFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Washington County MLS or the Washington County Board of REALTORS. This guide explains how the system works so you know what to expect.
What Is Washington County MLS?
A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Washington County MLS is the regional service for Utah's southwest corner, used by brokerages based in and around St. George.
Each listing record is entered and maintained by the listing brokerage. It holds property facts, photos, a description, the asking price, listing status and showing instructions, along with details that matter locally, such as homeowners association information and any restrictions on short-term rentals.
Washington County MLS is separate from Wasatch Front Regional MLS and its public site, UtahRealEstate.com. If you're selling farther north, read how Wasatch Front MLS works.
Which Areas Does Washington County MLS Cover?
Our Southern Utah pages cover Washington County, including St. George, Washington, Hurricane, Ivins, Santa Clara and La Verkin. The area stretches from the Interstate 15 corridor toward Zion National Park along State Route 9.
Nearby areas such as Cedar City and Iron County use a different local MLS, so we confirm the applicable system from your exact address. Browse every community on our Utah MLS coverage page.
Can a Homeowner List Directly on Washington County MLS?
No. Southern Utah sellers usually choose one of three paths:
- Sell it yourself without an MLS listing. You rely on signs, word of mouth and public websites, but agents searching the MLS for their buyers won't see your home.
- Hire a full-service listing agent. The agent enters the listing and handles pricing, marketing, showings and negotiation in exchange for a commission.
- Use a flat fee MLS listing brokerage. The brokerage enters your property into Washington County MLS for a set fee, while you keep responsibility for showings, buyer questions and negotiations.
The brokerage keeps the MLS record and makes the changes you request. Our listing process explains the setup, and the step-by-step Utah seller guide covers forms and preparation.
How Much Exposure Does a Washington County Listing Get?
Once active, your listing is visible to agents participating in Washington County MLS, including agents working with buyers relocating from other states. Under data-sharing arrangements, listing information may also be shared with consumer sites such as Zillow, Realtor.com and Redfin, where many out-of-area buyers start their search.
Each website controls its own timing and display. A listing may appear at different times on different sites or not appear on a particular site at all.
How Do Buyers and Agents Contact the Seller?
Agents with MLS access see the contact details and showing instructions supplied for your listing. Consumer websites usually display the listing brokerage's contact information rather than your personal phone number.
Calls to the brokerage number on a public website are routed to you by our automated phone system based on the property. Website-controlled buttons such as "Schedule a Tour" may send the inquiry to a participating buyer's agent instead. If you live elsewhere part of the year, give clear showing instructions so agents can reach you. Read more about how buyers contact sellers.
How Much Does a Washington County MLS Listing Cost?
The MLS doesn't sell listings to homeowners. What you pay is the brokerage's fee for entering and maintaining your listing. UtahFlatFeeMLS.com offers two packages:
- Standard, $299: six-month listing term, up to 25 photos.
- Premium, $349: six-month listing term, up to 50 photos, up to 3 Open House Alerts included.
Either package can be extended by six months for $100, which can suit seasonal markets. These are our package prices, not MLS fees. Compare the details on the flat fee pricing page.
What Happens When the Property Goes Under Contract or Sells?
Tell the listing brokerage promptly when you accept an offer, when a contract falls through and when the sale closes, so the MLS status stays accurate under the applicable rules.
The brokerage may need to review documents first, and consumer websites refresh on their own schedules, so status changes can take time to appear everywhere.
Frequently Asked Questions
- Who runs Washington County MLS?
- Washington County MLS is operated by the Washington County Board of REALTORS in St. George. Its participants are brokerages and agents serving Southern Utah. It is separate from Wasatch Front Regional MLS, which serves much of northern and central Utah.
- Which communities does Washington County MLS serve?
- It is the local MLS for St. George and the surrounding Washington County communities, including Washington, Hurricane, Ivins, Santa Clara and La Verkin. We confirm the applicable MLS from the exact property address before preparing a listing.
- Is my St. George home also listed on UtahRealEstate.com?
- Not automatically. UtahRealEstate.com is the public site of Wasatch Front Regional MLS. Southern Utah listings entered into Washington County MLS reach consumer websites through that MLS's own data-sharing arrangements.
- Can I list a vacation or second home?
- Yes, subject to ownership verification and broker review. Many Washington County sellers own seasonal or second homes. If you are out of the area, tell us how showings and access will be handled before your listing goes live.
- Can I change my asking price?
- Yes. You request price changes through the listing brokerage, which updates the MLS record after review. Our packages include unlimited listing changes, subject to MLS rules and brokerage review.
- Do I need to pay a traditional listing commission?
- Not to our listing service. You pay one flat package fee instead of a percentage-based listing commission. Any compensation for a buyer's agent is a separate decision, negotiated outside the MLS listing.
