If you're selling a home in Salt Lake City, Provo, Ogden or Logan, Wasatch Front Regional MLS is the system most local real estate agents use to find homes for their buyers. Often called WFRMLS, it is the multiple listing service behind UtahRealEstate.com, and it serves a large share of the state's population along the Wasatch Front and beyond. Homeowners can't open their own MLS account and post a listing; a property gets into the system through a licensed, participating brokerage.
UtahFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Wasatch Front Regional MLS or UtahRealEstate.com. This guide explains how the system works so you know what to expect.
What Is Wasatch Front Regional MLS?
A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Wasatch Front Regional MLS is owned and supported by local REALTOR associations in northern and central Utah, and its members include brokerages and agents across the region.
Each listing record is entered and maintained by the listing brokerage. It holds the property facts, photos, description, asking price, listing status and showing instructions. When something changes, the brokerage updates the record and the update reaches agents searching the system.
Utah is unusual in one respect: the MLS runs its own public search site, UtahRealEstate.com, which many local buyers use alongside Zillow, Realtor.com and Redfin. Those national sites are separate companies with their own display rules.
Which Areas Does Wasatch Front MLS Cover?
Our Wasatch Front pages currently cover Salt Lake County (Salt Lake City, Sandy, West Jordan and more), Utah County (Provo, Orem, Lehi and others), Davis County (Layton, Bountiful, Clearfield), Weber County (Ogden, Roy), Cache County (Logan) and Tooele County.
Utah has several MLS systems. Park City and Summit County, Iron County and St. George each have their own local MLS, so a regional listing service doesn't cover every Utah address the same way. We confirm the applicable MLS from your exact address. Southern Utah sellers can read how Washington County MLS works, and everyone can browse our Utah MLS coverage page.
Can a Homeowner List Directly on Wasatch Front MLS?
No. Access is limited to participating real estate professionals. That leaves Utah sellers three common paths:
- Sell it yourself without an MLS listing. You market through signs, word of mouth and public websites, but your home won't appear in the MLS searches agents run for their buyers or on UtahRealEstate.com.
- Hire a full-service listing agent. The agent enters the listing and usually handles pricing, marketing, showings and negotiation in exchange for a commission.
- Use a flat fee MLS listing brokerage. The brokerage enters your property into Wasatch Front Regional MLS for a set fee, while you keep responsibility for showings, buyer questions and negotiations.
With a flat fee listing you don't get your own MLS login. The brokerage keeps the record and makes changes you request. Our listing process explains how we set up the listing, and the step-by-step Utah seller guide covers forms and preparation.
How Does a Wasatch Front Listing Reach UtahRealEstate.com and Zillow?
Once the brokerage activates your listing, it can appear on UtahRealEstate.com and, under data-sharing arrangements between the MLS, brokerages and outside websites, on consumer sites such as Zillow, Realtor.com and Redfin.
Each website controls its own timing and layout. A listing may appear at different times on different sites, look different from one to the next, or not appear on a particular site at all.
How Do Buyers and Agents Contact the Seller?
Agents with MLS access can see the seller contact details and showing instructions supplied for the listing, so a buyer's agent can reach you to book a showing. Public websites usually display the listing brokerage's contact information instead of your personal number.
When a buyer calls the brokerage number shown on a public website, our automated phone system routes the call to you based on the property. Website-controlled buttons such as Zillow's "Schedule a Tour" may send the inquiry to a participating buyer's agent instead. Read more about how buyers contact sellers.
Can Sellers Change Their Listing?
Yes, through the listing brokerage. Sellers commonly ask for:
- Asking-price changes
- New or replacement photos, such as updated seasonal exterior shots
- Corrections to the property description
- Updated showing instructions
- Status updates, such as temporarily withdrawing the listing
Send the request to the brokerage, which reviews it and updates the MLS record. Our packages include unlimited listing changes, subject to applicable MLS rules and brokerage review.
How Much Does a Wasatch Front MLS Listing Cost?
The MLS doesn't sell listings to homeowners. What you pay is the brokerage's fee for entering and maintaining your listing. UtahFlatFeeMLS.com offers two packages:
- Standard, $299: six-month listing term, up to 25 photos.
- Premium, $349: six-month listing term, up to 50 photos, up to 3 Open House Alerts included.
Either package can be extended by six months for $100. These are our package prices, not fees charged by the MLS. Compare the details on the flat fee pricing page.
What Happens When the Property Goes Under Contract or Sells?
Tell the listing brokerage promptly when you accept an offer, when a contract falls through and when the sale closes. The brokerage updates the MLS status under the applicable rules so agents know whether the home is still available.
Status updates aren't always instant. The brokerage may need to review documents first, and consumer websites refresh on their own schedules.
Frequently Asked Questions
- Is UtahRealEstate.com the same as Wasatch Front Regional MLS?
- They are closely connected. Wasatch Front Regional MLS is the listing service used by participating real estate professionals, and UtahRealEstate.com is its public home-search website. Agents work in the MLS itself, while buyers browse listings on UtahRealEstate.com and other consumer sites.
- Which Utah communities does Wasatch Front Regional MLS cover?
- It serves much of northern and central Utah, including Salt Lake, Utah, Davis, Weber, Cache and Tooele counties. Other areas, such as Summit County and Southern Utah, are also served by separate MLS systems, so we confirm the applicable MLS from the exact property address.
- Can I sell by owner and still appear in Wasatch Front Regional MLS?
- Yes, through a participating licensed brokerage. A flat fee listing brokerage enters the property into the MLS while you keep responsibility for showings, buyer questions and negotiations.
- Can buyers contact me directly?
- Agents using the MLS can see the contact details and showing instructions supplied for your listing. Public websites usually show the brokerage's contact information, and calls to that number can be routed to you.
- Can I change my asking price?
- Yes. You request price changes through the listing brokerage, which updates the MLS record after review. Our packages include unlimited listing changes, subject to MLS rules and brokerage review.
- Do I need to pay a traditional listing commission?
- Not to our listing service. You pay one flat package fee instead of a percentage-based listing commission. Any compensation for a buyer's agent is a separate decision, negotiated outside the MLS listing.
